Old Tile Cottage is a lovingly restored 4 bedroom beach house right on Seasalter Beach. With uninterupted sea views from the large living space and three of the four bedrooms. It's located 1.3kms by car to central Whitstable or you can enjoy a 20-30 minute walk along the beach into town.

The house is incredibly spacious and has been tastefully decorated throughout offering all the modern facilities with the comfort of a family home. You will be able to make some very special memories here.

Parking and Access to the house:
The parking bay for two cars is on a hard standing adjacent to the garage. Access to the house is via a secure gate and down quite a few steps down past the rear garden. At the bottom is a patio area with a table tennis table on the rear patio for your use.

Ground Floor:

The house is accessed from the road and parking area via some steps down past the rear garden and there is a table tennis table on the rear patio for your use.

You will enter into the utility area with washing machine and tumble dryer. and then into the open planned living space. The kitchen is fully equipped with dishwasher, electric single oven, combi oven and microwave and hob, large larder fridge, large freezer and Nespresso coffee machine.

The dining area has the most beautiful sea views and is furnished with a large table that seats 10. The open plan space then leads into two lounge areas. One with two leather egg chairs and three seater sofa and coffee table overlooking the terrace and sea. The second is a cosy space with a three and two seater sofa, footstool, large flatscreen TV and bio-ethanol fire.

There is then a cloakroom area leading onto a downstairs shower room with wc.

The main feature of this incredible beach house is the large terrace area which leads directly onto the beach. There is an l-shaped comfy sofa for sundowners, four white armchairs for chilling and watching the sunsets, as well as two sets of tables and chairs for al fresco dining.

The beach to the left of the property as you face the sea is privately owned but you have use of the beach in front of the house for swimming. Please note the house is located in a tidal estuary so please keep an eye on the tides for your window of opportunity to swim.

First Floor:
The beautiful master bedroom has a king size bed with bedside cabinets with drawers and lamps and sliding doors onto the first floor balcony and the stunning views - perfect spot for your morning coffee. You then have a walk in wardrobe area and a large ensuite with walk in shower, basin, wc and a bath with the best sea view.

The second bedroom has a king size bed, bedside cabinets with drawers, lamps and built in wardrobe. Again you have the sea views and access to the first balcony.

The third bedroom overlooks the rear garden and has a double bed and shelf storage for clothes. Photos to follow.

There is a family bathroom with walk in shower, bath basin and wc off the first floor landing.

Second Floor:
The spacious top floor bedroom has an impressive juliet balcony style window which brings floods of light into the room and provides beautiful views to sit and enjoy. There is a king size bed with with bedside tables and lamps, open wardrobe with hanging rails and shelves. Then a single pull out bed providing two single beds. Perfect for two adults with or without two kids, or a great holiday den for up to four older kids.

There is also a shower ensuite with wc off this bedroom.
